Our Ranking Rules

We counted only single homes with a reported sale price. We left out land plots, bulk building deals, asking prices and deals reported only through unnamed sources. For US dollar figures, we use the dirham's fixed rate of 3.6725 to the dollar, which has held since 1997. When a source gave its own dollar figure, we used that instead.

We also left out two registry entries that look like land-scale or bulk deals. In 2026, Gulf News reported a Dh725 million "villa" of about 379,000 sq ft near Burj Khalifa. In 2022, it reported a Dh632 million Palm Jumeirah "apartment."

Why Lists Disagree

Rankings online often clash, and you should know why. In January 2025, Gulf News, citing Property Monitor data, called The Marble Palace the "second-most expensive residential sale in Dubai's history" after the Como penthouse. Other reports place the $163 million Palm mansion first. The Dubai Land Department reported the $163 million Palm deal without naming the buyer.

The takeaway is simple. Among single homes, the 2022 Palm mansion is the largest widely reported deal. The Most Expensive Property Sale in Dubai can look different when you count land or bulk deals, and some data providers rank homes their own way.

Worth Knowing: Every price in the table is a completed sale. Listing sites often quote higher asking prices, which are not real deals.

IRS Rules for US Owners

Buying abroad does not take you out of the US tax system.

The IRS says US citizens and resident aliens are "subject to tax on worldwide income from all sources." That includes rent from a Dubai home.

No Tax Treaty
